It begins with a friendly phone chat to understand your project and vision. We discuss your needs, budget, and whether you prefer design and build or construction based on existing plans. Once confirmed, we’ll schedule a meeting to delve into the design and comprehensive tender details.
During this meeting, we will engage in a detailed discussion regarding the concept design process and provide you with a transparent overview of the nominal fee associated with either the design and construct or construct based on your supplied plans. It’s important to highlight that all fees related to the design and tender will be subtracted from the eventual construction contract price. These details will be clearly outlined in the preliminary agreement, which will be presented to you for review on the day of our meeting.
After your agreement to proceed and the signing of the preliminary agreement, either via email or in person during our Step 2 meeting, Kingsman Homes initiates the planning of a concept design tailored to your property and requirements. Upon your approval of the concept design, we present a tender proposal aligned with your design and budget. Acceptance of the tender proposal allows us to progress to Step 4.
Our skilled architects will work their magic to bring your plans to life, delivering vibrant 3D renders and perfecting your dream design for submission. Now, brace yourself for the exciting part – a visit to our colour studio! Here, you get to dive into a world of options, selecting all the fixtures and finishes that will turn your house into a home, exactly as you envision it! Get ready to make your space uniquely yours!
For any necessary CDC or council approvals in your construction process, we’ll actively collaborate with town planners and local councils to ensure the smooth approval of your proposed construction.
We begin construction with full transparency and efficiency following a thorough construction process. We’ll take care of all trades and contractors from start to finish. You will be invited to site at different stages to see the progress and ensure transparency in every phase.

Entering into the practical completion and settlement stage of a new home is a pivotal moment for both yourself the homeowner and builder. A brief overview of our process will look like this:

1. Final Stage of the Build: At the final stage of the build, our focus shifts to ensuring all construction work is completed to the highest standards, with meticulous attention to detail.

2. Quality Assurance: Quality assurance is paramount. We conduct thorough inspections to guarantee that every aspect of the home meets our rigorous standards, promptly addressing any defects or issues.

3. Walkthrough of Your Home: We invite you for a final walkthrough, fostering transparency and addressing any concerns you may have before settlement.

4. Handover: The handover signifies the official transition of keys to yourself – the new homeowner, marking the beginning of your journey in your dream home.

5. Post Settlement: Even after settlement, our commitment to client satisfaction remains as we provide ongoing support and assistance, addressing any warranty related issues should they ever arise.

Our Standard Inclusions are of a high standard. If you wish to deviate from the standard inclusions for the build of your home we can discuss the options of your choice of inclusions.
The length of time to build a home will mostly depend on the size of your home. The general length of time takes up to 8-10 months in construction. After the initial planning stage of your home we will have enough information to provide you with an accurate time frame.
